Building with Purpose
We started this company because we believed families deserved better — better materials, better design, better air to breathe — and that belief is the foundation of every home we build.

What Is Hempcrete — And Why We Build With It
There is a better way to build. And it has been growing in fields for thousands of years.
Hempcrete is a natural building material made from the woody inner core of the hemp plant — called the hurd — mixed with a lime-based binder and water. The result is a lightweight, breathable, and remarkably durable material that has been used in construction across Europe for decades and is now gaining serious momentum in the United States as one of the most exciting and responsible innovations in modern home building.
At Seed & Stone Builders, we are proud to offer hempcrete as a building option for clients across West Virginia, Virginia, and Maryland — and we believe it represents the future of what a healthy, sustainable home can be.
Why Hempcrete?
It is genuinely healthy to live in.
Unlike conventional building materials that can trap moisture, harbor mold, or off-gas chemicals over time, hempcrete is naturally breathable. It regulates humidity from the inside out, creating a living environment with better air quality, more stable temperatures, and none of the hidden toxins that conventional construction often leaves behind in your walls.
It is naturally resistant to mold, pests, and fire.
The lime content in hempcrete creates an alkaline environment that mold and insects cannot thrive in. It is also non-combustible, offering a level of fire resistance that most standard building materials simply cannot match.
It is one of the most sustainable materials on earth.
Hemp is one of the fastest-growing plants on the planet — ready to harvest in as little as 120 days. As it grows, it actively sequesters carbon from the atmosphere. That carbon remains locked inside the walls of your home for the lifetime of the building, making a hempcrete home one of the very few structures that is carbon-negative from the moment it is built.
It is self-insulating and energy efficient.
Hempcrete has excellent thermal mass — meaning it absorbs heat slowly and releases it gradually, naturally stabilizing the temperature inside your home. The result is a home that stays warmer in winter and cooler in summer, with significantly lower energy costs year-round.
It is built to last.
Unlike many modern materials that degrade over decades, hempcrete actually continues to mineralize and harden over time. A hempcrete wall does not rot, warp, or deteriorate the way conventional materials can. It is genuinely built for generations.

🏗️ Structure & Foundation
| Standard | Healthiest Upgrade | Why |
|---|---|---|
| Poured concrete foundation (9 ft.) | ICF (Insulated Concrete Form) foundation | Better insulation, moisture resistance, and energy efficiency built in |
| Dimensional Framing Lumber | Insulated Concrete Forms (ICFs) | They offer superior insulation, reducing heating/cooling bills, and are mold/pest resistant, which improves indoor air quality. |
| Advantech subfloor | FSC-certified plywood, no-added-formaldehyde (NAF) | Advantech uses resins; NAF plywood is cleaner for indoor air |
| 2x6 exterior walls | FSC-certified 2x6 lumber | Same strength, responsibly sourced |
🪟 Windows, Doors & Exterior
| Standard | Healthiest Upgrade | Why |
|---|---|---|
| Andersen Windows | Andersen 100 Series (Fibrex) or wood-clad | Fibrex is composite wood/polymer — no PVC, low maintenance |
| Therma-Tru exterior doors | Keep — add low-VOC finish/sealant | Fiberglass is a solid healthy choice; just specify low-VOC factory finish |
| Hardie plank siding, soffits & fascia | Keep Hardie plank — specify low-VOC paint | Fiber cement is one of the healthiest siding options available |
| GAF shingles | Metal roofing (standing seam or steel) | Longer lifespan (50+ years), recyclable, no petroleum-based granules |
| 6" seamless gutters | Keep — add leaf guard | Already a solid choice |
| Stamped concrete | Natural stone or permeable pavers | No dyes or sealers that off-gas; permeable options support groundwater |
🌡️ Mechanical & Energy
| Standard | Healthiest Upgrade | Why |
|---|---|---|
| Flash & Batt spray foam insulation | Mineral wool (Rockwool) or hempcrete natural insulation | Spray foam can off-gas during and after curing; mineral wool and hempcrete are non-toxic, fire resistant, and breathable |
| Modulating heat pump w/ gas back-up (zoned) | All-electric geothermal heat pump (zoned) | Eliminates combustion indoors entirely; geothermal is the gold standard for healthy, efficient heating |
| 75-gallon gas water heater | Heat pump water heater (electric) | No combustion gases indoors; 2–3x more efficient than gas |
| 500-gal buried gas tank | Remove if going all-electric | Eliminating gas eliminates combustion byproducts and indoor air risks |
🚪 Interior Finishes & Millwork
| Standard | Healthiest Upgrade | Why |
|---|---|---|
| Solid fill interior doors | FSC-certified solid wood doors, no-VOC finish | Solid wood is already healthy — just specify finish carefully |
| WM163 base & Adams casing | Solid wood moulding, no-VOC paint/finish | Avoid MDF moulding which can off-gas formaldehyde |
| Gallery Cabinets by KraftMaid | GREENGUARD Gold certified or solid wood cabinets | KraftMaid is CARB2 compliant but GREENGUARD Gold is the healthier standard; solid wood is best |
| Granite or quartz countertops | Quartzite, soapstone, or granite | Quartz contains polymer resins that can off-gas; natural stone is the cleanest option |
| Melamine shelving in closets | FSC-certified plywood or solid wood shelving, low-VOC finish | Melamine off-gases formaldehyde — an easy and important swap |
| Under-counter LED lighting | Keep — specify warm-spectrum LEDs | LEDs are already healthy; warm-spectrum is better for wellbeing |
| LED 6" can lights | Keep — add airtight IC-rated housings | Prevents air leakage and improves indoor air quality |
🚿 Plumbing & Hardware
| Standard | Healthiest Upgrade | Why |
|---|---|---|
| Moen plumbing fixtures | NSF 61 / NSF 372 certified lead-free fixtures | Specify lead-free certification — Moen offers this; confirm on each fixture |
| Tile showers | Keep tile — specify low-VOC grout and mortar | Porcelain and ceramic tile are healthy; the grout and setting materials matter |
| Kwikset door knobs | Keep or upgrade to solid brass | Brass is naturally antimicrobial — a genuinely healthy hardware choice |
